One of the best parts about the job was the fact that there was a maintenance person that was HVAC certified. I knew that it was important to have an HVAC certified maintenance person on staff. This alleviates a lot of bills and unnecessary calls to the service provider. One of the most expensive bills for a property manager is the bills for the HVAC repairs. Many repairs still have to be handled by a company but the smallest of things can be taken care of when you have an HVAC certified technician on staff. I had a guy that lived in Albuquerque his whole life. He was familiar with the city and he knew a lot of the residents in the apartment building. The maintenance guy with HVAC certification was invaluable to me during the first 6 months that I lived in Albuquerque, New mexico. Before I moved to the city, I found a house for rent. Unfortunately, some work to the air conditioner needed to be done before I could move. I got the maintenance technician to do the work for me and I only had to pay the guy with a 12 pack of beer. I let him log in and put the hours on the company so he would at least get paid something for his time. My boss okayed the extra bills, because it was his Albuquerque house that I was renting.
